There has been some development in Delta and in the area of its new casino project by Gateway Casinos & Entertainment. The multi-million gaming property could see the construction of a residential complex across from it, which can be combined with the premium resort. The council of Delta has now voted in favor of preliminary approval for the residential amenity.
The new property will be located near the interchange of Highways 99 and 17A, and it will be constructed by Shato Holdings. According to the company, the 153-unit development would come with 138 condos and 15 townhouses. Currently, the site is not used by anyone, but prior to that was the home of a gas station for many years.
Preliminary Approval Given
Delta’s council has recently voted in favor of Shato Holdings’ development application for preliminary approval for the said residential complex. The application will next go to a public hearing, which is not yet scheduled. Also, the application features a subdivision that would subdivide off a portion of the casino resort and combine it with the new complex.
The suggested residential site would also have a one-story above-ground parking structure that will support a central common open space, which will be surrounded by two condo buildings with five levels of residential units. In addition to that, there will also be 15 two-story townhomes as well as a one-story amenity building.
However, that is not all as there is also a proposed affordable home ownership program, which would allow the owner to loan five percent of the market value of a unit for 10% of the saleable condos in each phase. A report to the council notes that the project could be one to bring urban expansion, as it would provide a multi-unit residential complex outside of the primary urban area.
Coun. Dan Copeland was the only member to vote against the project and stated that the development would not reduce reliance on automobiles while contributing to the urban sprawl. He also reckons that the housing would not be more affordable and the casino could oppose a residential complex. Coun. Bruce McDonald, however, says the project is an attractive and important development.
Update on the Casino
At the start of the year, Gateway Casinos & Entertainment gave an update on the development of its project which will be branded Cascades Casino Delta. The gaming leader informed the public that the development of the CA$87 million gaming resort is going well and that it is expected that the amenity will be able to open its doors later this year.
Back in November 2021, the gambling conglomerate presented its overview plans for mobility and accessibility features that will be deployed into the multi-million Delta casino project. In the recent presentation, the company explained that the new property would come with additionally accessible parking stalls in the parkade, which will be located in close proximity to the property’s entrances.
